We screen all rental applicants to ensure we place only the best possible tenants for your property. Proper screening is one of the most important steps in the process and our topmost priority. Our screening procedure includes rental history, income, employment verification, and industry-specific credit reports. We also perform a nation-wide search for prior evictions.

We want all of our tenants to be good ones and do more than just run background and credit checks. To confirm an applicant’s credentials, we verify driver’s licenses, pay stubs, and social security cards. We also contact prior landlords to confirm that rental applicants have been good tenants in the past.

Full-Service Accounting for Residential Property Rentals

Mike Mendez Property Management has a robust accounting department to handle all the financial record keeping and bill paying. We collect rent and security deposits for you and pay any utilities the owner is responsible for. We track all monthly financial activity as well as any maintenance or utility bills that we have paid on your behalf.

Our helpful accounting staff is available for any questions and we have a convenient web portal where monthly financial statements are posted for property owners. We also provide a monthly statement that includes year to date information so all of your annual and quarterly figures are easily accessible for tax purposes.
